Piled Foundations in Milton Keynes
Screw pile foundations installed as a standalone service, for homes, developers and commercial projects
Crownhill Building Services install screw pile foundations across Milton Keynes and the surrounding area, either as part of one of our own builds or as a standalone service for homeowners, builders, developers and commercial clients. You don't need to use us for the rest of the project. If you just need the foundations in, we survey, design with a structural engineer, install and hand over a pile layout ready for the next trade.
We've been building in Milton Keynes for over 20 years and have finished more than 500 projects. We know how much the ground changes across the city, from the heavy clay in parts of Loughton and Oldbrook to sites near mature trees, drains and boundaries. Those are the conditions where piled foundations usually beat a conventional trench.
What Are Screw Pile Foundations?
A screw pile is a steel shaft with helical plates, screwed into the ground by machine until it reaches the depth and load capacity your structural engineer has specified. The installation torque is recorded on every pile, so each one's load capacity is checked as it goes in rather than assumed. Once the piles are in, a ground beam or steel frame is fixed on top and the build carries on straight away.
Benefits of Piled Foundations
- Little or no excavation: no deep trenches, so far less spoil to dig out, store and take away by skip or grab lorry
- No waiting for concrete to cure: piles take load as soon as they're installed, so the build can start the same week
- Faster programme: foundations that take weeks by traditional methods are often done in a day or two
- Ideal for clay and shrinkable soils: the piles go past the shallow ground that swells and shrinks, which is common across Milton Keynes
- Works near trees: piles can go below the root zone where a trench would need to be very deep, or wouldn't be allowed
- Works around drains and services: piles can be placed between existing drains, so drainage often doesn't need diverting
- Suits restricted access: compact machinery gets through narrow side passages and into back gardens where larger plant can't
- Less concrete, lower carbon: much less concrete than a trench-fill foundation, and fewer lorry movements
- Clean, quiet and low vibration: no piling hammers and little mess, which matters next to neighbours and occupied buildings
- Installs in most weather: no open trenches to flood or collapse in wet conditions
- Verified load capacity: torque readings on every pile give your engineer and Building Control a record of performance
- Removable and reusable: screw piles can be taken out at the end of a structure's life, unlike mass concrete
Piled Foundations for Any Project
We install screw pile foundations for projects of every size:
- Home extensions: single storey, double storey, rear and kitchen extensions, built by us or by your own builder
- New-build houses: single plots and self-builds
- Housing developers: multi-plot sites where speed and predictable programmes matter
- Commercial projects: commercial buildings and structures where low disruption and quick start times keep the site moving
Whatever the project, the process is the same: site visit, a ground investigation where needed, a pile design from a structural engineer, installation with torque records, and a handover pack for Building Control.
